Easton Town Center
Greenhaus involvement with Easton Town Center started with a small barricade project for one the property’s tenants. Since that initial project, the relationship has grown into a multi-faceted partnership. Greenhaus is now a preferred contractor for all of the temporary barricade installations on the property and has now completed several barricades. Additionally, Greenhaus has completed several projects with Easton, primarily landlord work that needed to be completed prior to a tenant’s acceptance of the space. This includes various items (electrical, HVAC, Fire suppression, demolition, kiosk relocation, & finishes) for several tenants (Gucci, The Escape Game, Dakota Watch, ShopLab, Urban Outfitters).
Fischer Homes – The Oaks at Wetherington
The Towns of Wetherington is a 5.6 acre site located in West Chester, Ohio. Greenhaus provided sitework and common area improvements for the future townhomes built by Fischer Homes. In addition to mass excavation and preparing the building pads for 70 townhome units, Greenhaus installed all of the underground utilities, roadways, sidewalks, and landscaping. This project maximized the lots with tight corridors for utility easements and ideal grading solutions with varying elevations throughout.
Greenhaus provided intricate utility coordination and scope alignment with the end users, critical benefits to the developer. This included easement creations, phasing of services with Duke Energy, water and sewer agencies and the local engineer’s office. While challenging, this coordination made it possible for the developer to maximize the available lots and meet the pad turnover dates desired by the end users.
The Learning Experience
Greenhaus provided a new turnkey 10,000 sq. ft. daycare facility and 5,000 sq. ft playground for The Learning Experience. This project was based upon the prototype drawings provided by the client and was altered to meet the needs of the local jurisdiction requirements. The completed facility features nine classrooms and will provide services for children of various ages – infant to pre school.
A key component to the success of this project was the ability to maintain the initial project schedule despite obtaining the overall building permit later than anticipated. The initial attempt by the architect of record required multiple submissions into the Authority Having Jurisdiction (AHJ). Greenhaus was able to provide direction during these multiple submissions and obtain a foundational permit while overall building permit was still pending.
282 Main Street
Greenhaus provided early budgetary and Proforma input on the high end for sale condominium product in New Albany Ohio. This project will consist of several phases of construction but has a parking garage and which will support the private condos. Greenhaus provided accurate estimates when only a schematic design was available. This estimate was able to be broken out in several different categories (shell, garage, & unit interior fit out) to allow for proper evaluation and the potential for isolated tenant improvement upgrades.
